Restrictions/Amenities:
− Restrictions are to provide and maintain assurance of a high quality residential community while preserving the natural beauty of the site.
− Architectural control committee must approve all homes, exterior colors, yard grades, stakeout surveys, landscaping, and other plans prior to start of construction.
Minimum Construction Restrictions:
− 1-story - 3,000 sq. ft. minimum on first floor
− 2-story - 3,500 sq. ft. minimum on upper two floors
− Exterior walls of the residence and garage must be constructed of at least 80% brick or stone. Wood siding, Hardie plank, or Stucco can be used for no more than 20%. Siding materials such as aluminum, vinyl, steel, pressed board, masonite, or plywood will not be permitted. A maximum of two exterior wall-building materials may be used. Any exposed basement walls or foundation wall must be covered with brick or stone. The exterior exposed portion of all chimneys shall be of full masonry construction.
